General Terms and Conditions

By making a booking, the guest agrees to accept and comply with the booking conditions and these General Terms and Conditions. If the payment terms are not complied with, the booking shall be deemed not to have been concluded, and Christoffel Ferienwohnungen AG reserves the right to otherwise dispose of the property.

The reserved holiday apartments may be occupied only by the number of persons stated on the booking confirmation (including children). Over-occupancy is not permitted. The tenant acknowledges the house rules and grants the landlord the right to inspect the rental property at any time, where possible upon prior notice, or to have it inspected.

No liability is assumed for items stored in common areas, such as ski rooms or bicycle storage areas. 

If a specifically reserved type of apartment is unavailable, Christoffel Ferienwohnungen AG is entitled to provide alternative accommodation of the same comfort category. If the holiday guest does not make use of the alternative offered, no refund shall be made. In such cases, any further claims for damages are excluded.

In connection with holiday travel, unforeseeable exceptional circumstances may arise. If force majeure, environmental disasters or natural events prevent us from providing our services, we are entitled to cancel the booking without compensation. Christoffel Ferienwohnungen AG assumes no liability for events beyond its control (e.g. environmental disasters, strikes, political unrest, power outages, lack of water supply, epidemics or pandemics, blocked access roads, general travel restrictions, increased noise due to construction work, etc.). In such cases, the tenant shall have no right to terminate the contract, receive a reduction in the rental price or assert claims for damages.

Photographs of the apartments are provided by the respective owners and are for illustrative purposes only; deviations are possible. Smoking and the wearing of outdoor shoes or snow-sports footwear are prohibited in all holiday apartments. 

The tenant undertakes to report all necessary repairs to the landlord immediately. Repairs carried out without authorization will not be accepted by the landlord and do not exempt the tenant from paying compensation. The tenant is prohibited from changing the intended use of the rooms in any way or from affixing signs or additional objects without the express consent of the landlord.

Arrival and departure times are either specified in the booking confirmation or agreed individually. The rental property is handed over to the tenant in a clean and faultless condition, fully furnished and equipped. Christoffel Ferienwohnungen AG has no influence over the performance or signal strength of any internet connection. Any complaints relating to the rental property or its contents must be reported by the tenant to the landlord immediately upon commencement of the rental. Failing this, the rental property and its contents shall be deemed to have been handed over in perfect and complete condition. The rental property must be used with care, and consideration must be shown to neighbors. The tenant undertakes to treat the rental property and its inventory with care and acknowledges the house rules. Furniture and inventory may not be exchanged with those of other apartments.  

The cleaning of kitchen facilities, crockery, and cutlery, as well as waste disposal, is the responsibility of the tenant and is not included in the final cleaning fee. The actual costs incurred for removing abnormally heavy soiling (e.g. oven cleaning, stains, dog hair, etc.) may be charged to the guest. A higher cleaning fee will be charged for stays exceeding 21 days. If the tenant or any co-user causes damage, this must be reported immediately to the property caretaker. The tenant is liable for any consequential damage resulting from failure to report such damage in a timely manner. The tenant undertakes to pay for any damage caused by themselves or their fellow travelers or visitors. 

The tenant is required to keep the keys provided to them in a safe place. In the event of the loss of a key, a flat fee of CHF 80 will be charged for replacement and administrative costs. The landlord reserves the right to charge any additional costs actually incurred in exceptional circumstances (e.g. where replacement of the locking system is required). 

Upon arrival, the guest will be provided with a basic supply of consumables (e.g. kitchen utensils, trash bags, toilet paper). Once this initial supply has been used, the guest is responsible for purchasing additional consumables during their stay.

Pets are permitted only if this is not expressly prohibited in the apartment description. Animals must not relieve themselves in the building or directly in front of it, and must not disturb other tenants in any way. Should any inconvenience nevertheless arise, the caretaker is entitled to require the immediate removal of the animal from the apartment. In such a case, the tenant shall have no right to terminate the stay early and remains liable for the full contractual rent and any associated costs.  

The payment terms are stated in the booking confirmation and must be complied with. In the event of non-compliance, Christoffel Ferienwohnungen AG is authorized to otherwise dispose of the property. Where a booking is not made by credit card, Christoffel Ferienwohnungen AG is entitled to request a credit card as security for the booking.

In the event of withdrawal from the contract, the tenant may nominate a replacement tenant who is willing to enter into the existing contractual relationship in their place. The landlord may refuse the entry of such third party if there are reasonable grounds for doing so.

If a third party enters into the rental agreement, both the third party and the original tenant shall be jointly and severally liable to the landlord for the rental price and for any additional costs arising from the third party's entry into the contract.

Acting in good faith, the landlord is entitled to re-let to other parties accommodation that is not in use and must offset any resulting savings against the cancellation fees claimed.

Changes to bookings or dates requested by the guest are subject to a service charge of CHF 200.00.

If the guest wishes to cancel a reservation, the following terms/fees apply:

  • Up to 90 days before arrival:
    Free cancellation
  • 89 to 60 days before arrival:
    25% of the rental price is payable by the tenant, plus a service fee of CHF 200
  • 59 to 30 days prior to arrival:
    50% of the rental price is payable by the tenant, plus a service fee of CHF 200
  • 29 to 0 days prior to arrival:
    100% of the rental price is payable by the tenant, plus a service fee of CHF 200

If the property cannot be re-let after a cancellation, the service provider reserves the right to charge the rental price or charge the credit card in accordance with the above conditions.

Christoffel Ferienwohnungen AG is authorized to charge the guest a service fee of CHF 200 per booking for the processing of cancellations, rebookings, or excessive administrative effort. 

The purchase of external travel insurance is strongly recommended. 

In the event of premature termination of the rental, no rent reduction shall be granted. 

The place of jurisdiction for any disputes arising from these General Terms and Conditions is Davos. Swiss law shall apply.
